For renters in Kelowna right now, it's actually a good time — you have more choice and more time to decide than we've seen in years.
Kelowna's vacancy rate just hit 6.4% — the highest of any Canadian metro, up from 3.8% last year. According to CMHC, the reason is straightforward: "Supply increased, demand decreased and as a result, we are seeing a softer rental market." Roughly 1,300 new units were added to the rental pool in the last year alone. As a result, listings are sitting for an average of about 40 days instead of disappearing in 2 to 3 days the way they did in 2022-2023.
That shift has given renters breathing room they haven't had in a long time. You're no longer forced into same-day decisions or bidding wars just to secure a place.
Multiple comparable options often sit available at the same time, which means you can compare, visit, and negotiate without the pressure that defined the market only a couple of years ago.
How long will it take you to find a place?
If you're flexible on area / building type: 1--2 weeks of active searching.
Most 1-beds and 2-beds in Central Kelowna, Rutland, Glenmore, and West Kelowna currently have several options in the same price range. When you're open to different neighbourhoods or building styles (apartment, townhome, older walk-up, newer purpose-built rental), you can usually tour a handful of places within a few days and have an approved application within a week or two. The volume of available units means you rarely have to wait for something to open up — the inventory is already there.
If you need something specific --- pet-friendly, 3-bed, fenced yard, specific school catchment, or West Kelowna lakeview: 3--6 weeks.
You'll still find it in this market, but the tighter the criteria, the longer the search tends to take. These more particular homes and suites turn over less frequently, so the smart approach is to check listings daily, set up alerts, and be ready to apply the same day you find a strong match. Even with specialized requirements, the overall softness of the market means you're not competing against dozens of other applicants the way you would have in 2022--2023.
The application-to-move-in process itself is usually quick. Once you're approved, most landlords will hold a unit for 1 to 2 weeks or accommodate a start date on the 1st or 15th of the month. That flexibility is another change from the ultra-tight years when landlords often demanded immediate occupancy or non-refundable deposits just to reserve a unit.

Summer remains the busiest leasing season. As CMHC notes, "as we move into the summer months, we typically see days on market decrease." From April through August you'll see the largest selection of units, but you'll also face the most competition from students, seasonal workers, and people relocating for the warmer months. November through January is slower: fewer new listings come online, yet the reduced demand often gives you more leverage to negotiate price, inclusions, or lease terms.
Your must-haves
Bachelor suites and 1-bedroom apartments are currently the most abundant inventory. They're the easiest and fastest to secure. On the other end of the spectrum, 3-bedroom pet-friendly houses in West Kelowna, Shannon Lake, or Lakeview Heights still move relatively quickly when they appear. The more boxes you need to check (yard, specific school, lake view, in-suite laundry, etc.), the more patience and daily monitoring the search will require.
How prepared you are
Landlords right now are generally choosing the most complete and low-risk application rather than the highest offer. Renters who get approved and move in within 48 hours almost always have their paperwork ready to send the moment they find a place they like:
